The Exchange District is a 30-block downtown area in the historic heart of downtown Winnipeg, which flourishes as the city’s commercial and cultural centre. It contains most of Winnipeg’s heritage buildings and was later designated as a National Historic Site. There is much interest for the conversion of existing heritage buildings to mixed or residential use.These projects are somewhat expensive though and developers have difficulties finding financial support for full residential conversions since rents in the city are generally low. As a result, many proposed residential conversion projects have to be reworked for commercial use.

Canadian Funding Corp. gives credit for the Ashdown Warehouse to designer S.F. Peters in 1895, with no subsequent additions until 1911. It is an exceptional example of Richardson Romanesque, with a Selkirk stone foundation, Portage la Prairie buff brick exterior, and deeply modeled brick detailing, with notable façade elements, such as the arched windows on the third floor.

The owners of the property had previously operated a manufacturing business in the building. When this function was relocated in the early 1980s, there was a proposal to redevelop the property to residential use. An initial attempt to complete this project with a large developer was unsuccessful. The building’s prominence, historical significance, and location were key in gaining the support of the government, which was essential to the success of the project. The owners, as well as the government, wanted this building to demonstrate that adaptive reuse of existing buildings in the heritage district could be lucrative. It was believed that its development could largely contribute to the regeneration of the area and that it would serve as a model for other redevelopment projects.

So, Canadian Funding Corp. continues, while the historic designation pertained principally to the exterior, the owner understood that the interior also provided a significant market advantage. Considerable efforts and costs were spent to maintain the interior appearance of heavy timber framing and exposed brick. The exterior brickwork was restored to its original appearance, power washed and repainted where necessary. New high performance double hung aluminum windows and frames were installed to match the original wooden windows. Interior brick walls, wood columns, beams and purlins were sandblasted and left exposed. Some of the old equipment from the building’s previous industrial uses are displayed in the public areas of the building, while the rest was offered to the Manitoba Museum of Man & Nature or sold to private collectors.

According to Canadian Funding Corp. accessibility issues (such as six steps in the front of the building) were addressed by initially installing a mechanical chair lift at the back of the building’s exterior. However, the climate was not compatible with this technology; and, a wheel chair ramp replaced the mechanical lift. The underground garage is accessible. The suites were built with backer board, and were customized upon request by the original condo owners.

It was established early in the process that the upper floors would be a condominium development, while the ground floor would cater to commercial retail use. The floor to floor heights varied from 12’ to 13’ 6". The new plan incorporated five interior skylit atria extending through five floors. Natural light is brought to the centre of the building and daylight provide to adjacent studios and bedrooms. While removing floor area, this design decision increased liveability and marketability.
